Overview

What Makes Mono Different.

Mono isn't a town — it's a township. And it's one of the most beautiful corners of Southern Ontario.

Mono is a rural township at the eastern edge of Dufferin County, defined by the Niagara Escarpment running through it. There's no real downtown — instead, it's a patchwork of small hamlets (Mono Centre, Mono Mills, Mono Road), country properties, conservation land, and some of Southern Ontario's most striking landscape.

What you'll find here: estate properties on 5, 10, or 25 acres. Equestrian farms with outdoor riding rings and indoor arenas. Custom-built country homes nestled into hardwood forests. The kind of properties that don't exist in Orangeville or Shelburne, and that have become increasingly sought-after by GTA executives, equestrians, and lifestyle buyers.

Mono is also home to Hockley Valley Resort and Conservation Area, the Bruce Trail, Mono Cliffs Provincial Park, and some of the best agritourism (apple orchards, cideries, farm shops) in the province. The Escarpment provides a backdrop that genuinely changes the experience of living here.

The commute is the surprise upside: depending on which corner of Mono you're in, downtown Toronto is 60–80 minutes off-peak. For executives who can work hybrid, Mono offers full rural lifestyle with realistic GTA access. That's the equation that's driving the market.

Commute & Connectivity

Getting To & From Mono.

Mono is one of Dufferin County's better-positioned rural areas for GTA access — particularly southern Mono.

Southern Mono (closer to the Caledon border) is the sweet spot for commuters — downtown Toronto is approximately 65–75 minutes off-peak via Airport Road and Highway 10. Northern and central Mono add 10–15 minutes.

Most Mono residents who work in the GTA are hybrid professionals, executives with flexibility, or business owners. Full-time daily commuting is uncommon — and unnecessary for most who choose Mono lifestyle.

There's no GO Train station in Mono. Closest options are Bolton (about 35 minutes south) and Brampton (about 45 minutes).

Airport Road is the main corridor — well-maintained but a two-lane country highway, so plan accordingly in winter. Most properties have private driveways requiring snow management.

Common Questions

Frequently Asked Questions.

Who buys in Mono?
Three main buyer profiles: (1) GTA executives and professionals seeking weekend or hybrid country lifestyle, (2) equestrian buyers seeking proper riding facilities, and (3) lifestyle buyers (often empty-nesters) seeking space and privacy in their next chapter. All three are active and stable.
How much does an acreage property in Mono cost?
Average sale price as of Spring 2026 is approximately $1.42M, with detached country homes averaging $1.55M. Entry-level acreage starts around $850K (smaller lots, older homes). Premier equestrian properties and estate homes range from $1.8M to $4M+.
What about wells and septic systems?
Critical due diligence for any Mono property. Wells need flow testing and water quality analysis; septic systems need inspection and capacity verification for your household size. I always recommend independent inspections — these systems can be expensive to repair or replace, and proper diligence at purchase is essential.
Is the Mono market a good investment?
Yes — for the right kind of investor. Mono properties appreciate steadily, hold value through downturns, and have limited supply by definition (you can't manufacture more acreage). That said, Mono is a lifestyle market, not a transactional one — best for long-hold strategies.
Can I keep horses in Mono?
Yes — Mono is one of Southern Ontario's strongest equestrian markets. Many properties have proper facilities (barns, paddocks, riding rings), and the township has extensive trail networks for riding. Zoning and acreage requirements vary, so verify any specific property's permitted uses.
How does Mono compare to Mulmur?
Mono is more central and better-positioned for GTA commuting; Mulmur is more remote and rural with even more dramatic scenery. Mono has more amenities nearby (Hockley Valley Resort, Orangeville); Mulmur is truer wilderness. Different products for different buyers.
